What we check (every visit)

Exterior & Entry

  • Doors, locks, and smart access functioning
  • Packages, flyers, and visible “away” signals removed
  • Storm debris, standing water, pests, and landscaping issues

HVAC, Humidity & Air Quality

  • Thermostat set correctly for season
  • Supply/return temps within a healthy range
  • Filters, drains, and visible mold/moisture checks
  • Dehumidifiers and sensors reporting (where installed)

Plumbing & Water

  • Quick run of sinks, showers, and tubs
  • Toilets flushed; tanks refilled; dye tablet tests if needed
  • Water heater status and pan inspection
  • Under-sink and appliance leak checks; shut-off valves exercised

Electrical & Safety

  • Main panel visual check; no tripped breakers or scorch marks
  • GFCI test in kitchens, baths, garage
  • Smoke/CO detectors tested; battery swap if needed
  • Generator weekly test; fuel/battery status (if applicable)

Appliances & Utility Risks

  • Fridge temps stable; ice maker off if vacant long-term
  • Washer hoses, dryer lint trap & vent
  • Dishwasher “maintenance cycle” monthly to prevent gasket dry-out
  • Pool equipment running on schedule; chemistry log reviewed

Interior Condition

  • Windows/doors locked and sealed; signs of forced entry
  • Ceiling, baseboard and window-sill scans for water tracks
  • Pest activity (droppings, wings, trails)
  • Odor audit (mildew, gas, electrical)

Paper Trail & Photos

  • Date-stamped photos of key rooms, panel, mechanicals
  • Issues logged with severity, next steps, and owner approvals
  • Vendor tickets opened same-day for urgent items

Why it matters (real-world impact)

  • Humidity control = mold prevention. In Florida, a few degrees and a few days can mean the difference between “fine” and “remediation.”
